So you’ve decided it’s time to move out of your makeshift home office into a dedicated space to work from. Renting a private office is a big decision, here are three things to consider when deciding where to rent office space.

Are utilities included with the monthly payment?
Most office spaces will include water, gas, and electricity with your monthly rent. This is true especially if your renting office space in one building that is comprised of many private offices or a shared working space. If you are renting a stand-alone building then it’s a safe best that utilities will not be included with your monthly rent. Some places will include a small monthly fee on top of the monthly rent to cover utilities and amenities. Avoid surprises, always ask what’s included and what’s not included.

What amenities are included?
The range of amenities out there for private office spaces is huge! At this point in time, WiFi is usually a given, but ask about bandwidth. If your job requires video calls or other tasks that use a lot of bandwidth, then you want to be sure what’s included will support your needs. If you are renting office space in a large city, ask about parking. This can be an expensive surprise with monthly parking rates in some cities being above $300 per month. If you live somewhere with snow, frequent rain, or really hot temperatures, you may want to ask about covered parking options.

Can I easily terminate my lease?
Flexibility is key here. As a business owner you know that the future is uncertain. You may need to expand quickly to keep up with demand or you may need to downsize. Most building managers are going to offer a multi-year option. This is especially true when the space will be customized to fit your needs.
